Balancing supply and demand

The workplace is most effective, efficient and conducive to productivity when supply and demand balance.

Workplace supply typically includes floor plate size, work point types, office layout, design elements, space allocation, environmental factors, facilities services, tools and technology.

Workplace demand includes such things as headcount numbers, growth, attrition, mobility, behaviour, culture, business objectives, corporate strategy, processes, office politics etc.

Too much supply results in costly latent space, complacency, waste and inefficiency. Too little supply increases frustration and disengagement, reduces productivity and creates undesirable behaviours.

Demand is typically driven by business goals and performance while supply is a reactive function of the business units responsible for workplace (mostly the property dept.).

Demand is in constant flux while supply is often restricted by building leases and the high cost of physical change.
